This Indenture made this _____ day of _______ in the year of our Lord one Thousand Seven hundred and Seventy three Between both of the precinct of Cornwall in the County of Orange & Province of Newyork yeomen Witnessith that they the Said Phinehas Heard and William Heard for and Consideration of the Sum of five Shilling Current Money of the Province of Newyork to them in hand paid by at and before Ensealing and Delivering of the presents the Receipt where of is hereby Acknowledged They the said Phinehas Heard and William Heard have Granted Bargained and Sold and by these presents doth Grant Bargain and Sell unto the Said Abijah Yelverton all certain that messuage Piece or parcel of Land Situate Lying in the precinct of Cornwall in the Patent of Wawayanda in the County of Orange and Province of Newyork and being part of the certain Tract of Land Commonly Called by the Name of Ann Hoghlands Tract and is Bounded as follows to wit Beginning at a stake and stones beign the Southwest Corner of the Said Abijah Yelverton Lands and from thence Running North thirty two Degrees and forty five Minutes East forty three Chains to the Southwest Corner of Stephen Hulse's Lands then along the Same South fifty Eight Degrees and Seventeen Minutes East Sixty three Chains and Fifty links to a stake and stones then South thirty two Degrees and forty five minutes West forty three Chains to a stake and stone then North fifty Eight Degrees and Seventeen Minutes West sixty three Chains and fifty links to the place of Beginning Containing two hundred and seventy three Acres of Land together with all and singular the Houses Edifices Building and Orchards Gardens Lands Meadows pastures feeding tree Woods under woods water courses easements profits and advantages and the Reversion and Reversions Remainder and Remainders Rents and Services of the Said premisses above mentioned and of every part and parcel thereof with the appurtenances To have and to hold the Said Messuage piece or parcel of Lands Hereditaments and premisses above mentioned and every part and parcel thereof with the appurtenances unto the Said Abijah Yelverton his Executors Admtrs and assigns from the day of the Date of these presents for and During and unto the fullend and Term of one whole year from thence Next and Immediately Ensuing fully to be Compleat and enned Yielding and paying therefore one pepper Corn in and upon the end of the Said Term (if Demanded, to the Intent that by virtue of these presents and by force of the Statue for Transferring of uses into Possession he the Said Abijah Yelverton may be in the actual possession of all and singular the said premisses above mentioned with the appurtenances and be thereby Enabled to Accept and take a Grant and Release of the Reversion and Inheritance there to him and his heirs and assigns to the only proper use and behoof of him the Said Abijah Yelverton his heirs and assigns forever upon and under with and Conditions as in and by one Indenture Interest to bear date the day next after Ensuing the date of these presents and to be made between the Said Phinehas Heard and William Heard of the one part and Abijah Yelverton of the Other part Shall be Declared Conierning the Same In Witness Whereof they the Said Phinehas Heard and William Heard have to these presents Set their hands and Seals the day and year first above Written Sealed and Delivered In the Presence of
