The Indenture Made This Sixteenth Day of July in the The Year of our Lord Christ Seventeen hundred and fifty one Between John Beers of the County of Orange and province of New York Yeoman of the one part and John Ensign of the County and province aforesaid fuller of the Other past Witnesseth that the said John Beers by and with the consent and geed liking of Mary his Wife signified by her being a party to and sealing and Delivering these presents and for and in consideration of the Sum of One hundred and fifty~~Pounds current money of the province aforesaid to him in hand paid before the Executing hereof the Receipts whereof is hereby Owned and the said James Ensign Therefrom for Ever hereby Econsrated Released and Discharged and for Other Considerations him hereunto Moving hes The Said John Beers hath Given Grants Aliened Released Enforcesed and Confirmed and by these Presents Doth give Grant Reliefs alien Enforess and Conform Unto the Said James Ensign his heirs and Assigns for Ever One Certain Lott or Messuage of Land Situate Lying and being in a Certain Tract of Land Commonly Called Cromline in Wawayanda pattent in the Sane County and province aforesaid beginning at the Southwest Corner of the Said Lott known by Number four at a Certain black oak Tree from thence Running South five Degrees East fifty Chains to a Wallnut Tree Marked on Three Sides for a Corner as Little to the West of a Small bridge That Loads to Rule of Swarthwoods Then Running Eight Degrees North to the Wawayanda Road and from Thence Running North along the West Side of the Said Road To a White Oak Tree Marked on the East Side with a blaze and Three Notches and on the South Side with M and on the North Side with B and from Thence Eastwardly to a Wallnut Saplin Marked on four sides from Thence Southwardly four Chains to a black Oak Saplin Mark'd on four sides And from Thence to a Stake Mark'd on the South Sid M and on the North Side with B the said Stake Standing in the Line of Lott No. 5 and from Thence along the Said Line tot eh Meadow and then Along as the Meadow Runs to a Large white Oak Tree Mark'd on Two Sides Standing on a point of Land and from Thence to a White Oak Tree Standing on a Small Island in the Meadow and Mark'd with M And M and from Thence to a Stake with a heap of Stones About it for a Corner Then South forty six Degrees West Twenty four Chains to the place of beginning Containing one hundred and Twenty acreas More of Less Together with all and singular the Comodities Advantages hereditaments Appurtenances Houses Barnes Stable Orchards Gardens Waters Courses or Improvements Thereunto belonging to or Any Ways Appertaining and also all that parts of the Lott of Meadow Number Seven Lying on the West side of the Cedar Swamp with The Equal half parts of all the Meadow that Lies on the East side of the said Cedar Swamp Belonging to the said Lott No.7 (all which said Lands in Now in The Actuall possession of the said James Ensign By virtue of a Certain Indenture and bargain of Sales to him thereof Made for the Term of one year bearing Date the Day before the Date of the presents and made between The Said John Beers of the one part and James Ensign of the Other part and by Virtue of the Statute for Transfering pesesints possession) And all Estate Right Title Interest Eye trust property possession Claim Reesisions and Domain of them the John Beers and Mary his Wife in and to Thus Said Granted Land and premises and Every part House The have and To hold the Said Above Granted Land and premises to him the said James Ensign to the Only he and behoof of him the Said James Ensign his heirs and assigns for Ever and the Said John Beers for his heirs Executors and Administrators Doth hereby Covenant promise Grant and Agree to and with the Said James Ensign his heirs and assigns that the Said John Beers at the Time of Executing these presents had in himself Good Right and full power to Sale and Dispose of the premises in Manner aforesaid and that the same are free from all Manner of Incumbrances The Quit Rent that Shall become Due to the King Only Excepted) And that the Same and Every past thereof Shall Remain Abide and Continue unto the Said James Ensign his heirs and assigns for ever and good pure perfect and Absolute Eastate of Inheritance in fee Simple Without any condition promise or Limitation to alter or change the Same and further that the Said John Beers for his heirs Exrs and Admrs Shall and will for Ever Warrant and Defend the Said Land and premises unto him the Said James Ensign his heirs and assigns against all Manner of persons lawfully Claiming the Same In Witness whereof the parties to this presents have Interchangeably Set our hands and Seals the Day and Year first above Written Sealed and Delivered In presence of James Miller Benjamin Mecher John Ensign John Beers Mary Beers
