This Indenture made the Twelf Day of December in the tenth year of the Reign of our Sovereign Lord George the Third by the Grace of God of Great Britain, France and Ireland, king defender of the Faith &c. annoque Domini one Thousand Seven Hundred and sixty nine Between James Nesbit of Orange County Province of New York Planter and Phebe his wife of the one Part and Hectore St. John of Ulster County and Province of New York Gentleman of the other part. Witnesseth that the said James Nesbit by and with the advise and consent of the said Phebe his wife signified by his being a Party to and sealing and executing of these Presents for in consideration of the Sum of Three Hundred & Fifty Pounds Current Money of New York to him in hand thath and by the said Hector St. John of which he acknoledges the Receipt and discharges the said Hector St. John thereof forever. Hath Granted, Bargained Sold Released enfeoffed and confirmed and by these Presents doth Grant, Bargain, Sell, Release enfeoff and confirm with the said Hector St. John the Same in his possession being By virtue of a Bargain and Sale to him thereofmade Bearing date the Day before the Day of the date of these presents for one year and by virtue of the statute for transferring uses into possession and to his heirs and Assigns forever All that Tract of land lying and being in the patent of Waywayanda in the County of Orange and Province of New York and is part of a Farm or Tract laid out under Right of Daniel Crommeline known by the Name of Greycourt Beginning at a Heap of Stones in the North west corner of Josiah Gilbert's Eastern Eastern most Lott on which he lives in the North line of the said Crommeline's Tract thence running north eighty seven Degrees West as the Line of said Tract Runs to the Brook Twenty Six Chains to the said Gilbert Western most Lott, thence South along the said Lott Twenty Seven Degrees East to the River Seventy Two Chains, thence Northerly as the River runs about Twenty Chains to the first mentioned Lott of said Josiah Gilbert thence North along the said Lott North Twenty Degrees West Forty Nine Chains to the place of beginning containing one Hundred and Twenty Acres more or Iess Together with all and all Manner of Woods, underwoods, Trees Minerals Quarries Hawkings Huntings Fowlings Fishings buildings Fences Improvements Hereditaments and appurtances whatsoever to the same belonging or in anywise appertaining and all the, Estate Right Title, Interest Possession Property Claim and Demand Whatsoever of the said James Nesbit to the above bargained Premises and-every part and parcel therof To Have and To Hold the above Bargained promises to the said Hector St. John his Heirs and assigns to the Sole and only proper use benefit and Behoof of the said Hector St. John his Heirs and assigns forever and the said James Nesbit for himself and his Heirs doth covenant Grant bargain Promise and agree to and with the said Hector St. John his heirs and assigns that at the time of the Ensealing and Delivery hereof he stands Lawfully seised of the above bargained Premises of a good sure perfect absolute and indefeazable Estate of Inheritance in the Law in Fee Simple and that the same are free and clear from all former Grants, Bargains Leases Releases Jugements Revognisaines mortgages and all other Incumbrances in the Law whatsoever and in the same in the Quiet and Peaceable Possession of the same Hector St. John against all Persons whatsoever Claiming or to Claim any Estate Right Title, or Interest therein or therto will forever Warrant and Deffend. In Witness whereof the Parties first above named to these Presents have herewith Interchangeably Set their Hands and Seals the Day and Year first above Written

| Description | This indenture documents the sale from James Nesbit to J. Hector St. John of a 120 acres upon which J. Hector St. John would settle with his family and call it "Pine Hill." |
| Notes | This farm was but a small portion, of the former 3,066 acre Gray Court Plantation situated just south of Mansion house mentioned in the 1720 deed documenting Daniel Crommelin's sale of his Gray Court Plantation. Michel Guillaume St. Jean de Cre'vecoeur was a soldier, statesman, accomplished author and agronomist who gained international fame for his "Letters From An American Farmer" and "What Is An American." He valued among his friends and associates George Washington, Thomas Jefferson and Ben Franklin. J. Hector St. John (his Americanized name) was the first person to publish the phrase, "melting pot" to describe the American peoples in "What Is An American." Tragedy befell his family during the American Revolution. Following the Revolution, he returned as French consul for New York, New Jersey and Connecticut. |
