This Indenture made the first day of February in the twenty ninth year of the Independence of the Untied States of America, and in the year one thousand eight hundred and five between Samuel S. Seward of Florida County of Orange and State of New York Physician and Mary his wife of the first part, and John Springsteen of the Town of Goshen Count and State aforesaid Yeoman of the second part, Witnesseth, that the said Samuel S. Seward for and in consideration of the Sum of One hundred and fifty five Dollars and fifty Cents lawful money of the State of New York, to him in hand paid, by the said John Springsteen the receipt whereof is hereby acknowledged hath granted, bargained and sold, aliened, released and confirmed, and by these presents do grant, bargain and sell, alien, release and confirm, unto the said John Springsteen in his actual possession and seizen thereof now being, and to his heirs and assigns forever.
All that certain lot piece or parcel of Land known and described by Lot number Sixteen in a division of Pumpkin Cider Swamp - being a part of the Edmendersspact Beginning at a stake set at the Southeast corner of lot Number fifteen and runs thence along the line of the same North Sixty Degrees West twenty chains and seventy links to the west traves like of said swamp thence along the same south then begins East five chains to a stake thence south Sixty Degrees East three chains and Thirty links to the place of beginning Containing Seven Acres three quarter and eight rods of land be the same more of less.
Together with all and singular the rights, members and appurtenances thereof and all profits, commodities and advantages, emoluments and hereditaments whatsoever, to the said premises hereby granted, belonging, or in any ways appertaining ; and also the revision and revisions, remainder and remainders, rents and services, of all and singular the said premises hereby granted, and every part and parcel thereof, with the appurtenances; and also all the estate, right, title, interest, claim and demand whatsoever, both in law and equity, of then the said Samuel S. Seward and Mary his wife of, in and to all and singular the said premises hereby granted, and of, in and to, and every part and parcel thereof with appurtenances, TO HAVE AND TO HOLD all and singular the said hereditaments and premises hereby granted, and every part and parcel thereof with appurtenances, unto the said John Springsteen his heirs and assigns to the only proper use and behoof of the said John Springsteen in his heirs forever. And Samuel S. Seward for himself and his heirs, executors and administrators doth convent, promise grant and agree, to and with the said John Springsteen his heirs and assigns that he the said Samuel S. Seward for himself and his heirs and assigns, the said lot, piece or parcel of land above described and hereby granted and conveyed, and every part and parcel thereof with appurtenances, unto the said John Springsteen his heirs and assigns against them the said Samuel S. Seward and Mary his wife their heirs and assigns, against all and every other person or persons, whomsoever, shall and will warrant and forever defend. In witness whereof, the parties to these presents hereunto set their hands and seals the and year first above written.
